Heart of Austin kicks ass. John listened to me, showed me the property and was able to get me in at -$20k from asking (Feb 2020). He streamlined the paperwork and it was all in all a breeze and hardly any cognitive work for us. And now of course, we are enjoying the mad increase of home value here in Austin!
